-West Bay provided a $5.1M acquisition loan for a vacant 60,000 SF retail property in Madera, CA.
-The borrower had secured a 20-year lease with Vallarta Supermarkets prior to closing.
-West Bay funded 100% of the project, covering acquisition, tenant improvements, leasing commissions,
and an interest reserve.
-After stabilizing the property, the borrower paid off the West Bay loan with a permanent financing solution.
$4,100,000 | Nashville, TN | Industrial Acquisition Loan
- The property, primarily vacant, was slated for redevelopment, with its true
value lying in the land.
-Although a bank was initially engaged to provide financing, they ultimately declined the loan due to concerns over excessive exposure to land assets.
-Leveraging the third-party reports ordered by the bank, West Bay successfully closed the deal in just nine business days, enabling the borrower to meet the seller’s timeline.

-West Bay provided 89% loan-to-cost financing for a ground-up build-to-suit Starbucks in Perris, CA.

In addition, CLR provides private money financing for bridge and non-institutional loans, as well as other opportunistic funding needs of its clients. CLR maintains a CFL and a DRE license, is 100% owned by Messrs. McBride and Marek, and is an affiliate of West Bay Capital, LLC.
